Simple Reasons Your Blog Still Isn’t Getting Traffic

Simple Reasons Your Blog Still Isn’t Getting Traffic

Here’s the number one complaint after starting a new blog: Why aren’t we getting traffic?!
I’ve heard this complaint once. I’ve heard it a million times. Eager blog writers get burned out, discouraged, and quit. The decline is simple: They start a blog. The traffic does not materialize. The blog fizzles and dies.
The why-am-I-not-getting traffic question basically sums up the entire industry of SEO, so that doesn’t provide much of a focus for a helpful article. Instead, I want to focus on one angle.
This is my angle: Why isn’t my new blog getting any traffic?
New blogs are the ones at the greatest risk for vanishing in a puff. Without a sturdy understanding of the blog basics, a business’s content marketing may get derailed.

Let’s set a few things straight for the record

In the interest of setting expectations, let’s deal with a few common misconceptions. Having a long-lasting blog doesn’t just require just the teeth-gritting endurance of writing something every day. To have an enduring blog, you need to understand a few principles.

Just because you have a blog doesn’t automatically mean you’re going to get traffic.

Blog does not equal traffic.
Here’s what a lot of people think will happen after they launch a blog:
Source

Source
Unfortunately, that’s not always the case.
In reality, there may be no increase in traffic or a gradual increase in traffic.

You don’t simply need traffic. You need the right kind of traffic.

And what if you do get traffic? Life is good, right?
Yeah, sort of. But what’s the point of having a blog? Is it really just traffic?
I’d argue that the answer is no. Most of the time, a business starts a blog in order to serve a higher purpose — marketing, brand visibility, more clients, higher conversions, etc. A blog does not exist for the sole purpose of publishing more content.
A blog exists for conversions, revenue, information, etc. Traffic is simply an indication that your blog may be achieving its real goals.
Gaining traffic is not a good thing unless your blog is also achieving its other purposes. What if you’re getting traffic from all the wrong sources? That traffic is not going to convert, and your blog becomes of frenetically grasping for traffic, you need to be pursuing the right kind of traffic. What is “the right kind of traffic”? Look for it in point two below.

Maybe a blog isn’t the best strategy for you.

I’m writing this as a die-hard content marketer. I get content marketing. I do content marketing. Heck, I helped write
In spite of this, I’m willing to admit that content marketing may not be the solution to your woes.
Every business is different. Most of the time, content marketing works. That’s why more than 90% of B2Bsand B2Cs use content marketing as part of their overall strategy.
The lingering 10% who don’t utilize content marketing may be doing so intentionally and strategically. There are plenty of other ways to do marketing, and even to do so effectively. Some of the businesses that are doing content marketing might be wasting their time and resources.
I didn’t write this article to help you diagnose your business’s particular situation. I’m simply raising the question. Is content marketing really the best strategy for you?
You have to decide.
Now, let’s dive into a few of the specifics. Remember, we’re asking the question, why isn’t my new blog getting any traffic?
Here are the answers.

1. You Aren’t Sharing it Socially

Issue: Social Signals and Visibility

We’re in the era of the social web.
The social web refers to the fact that the Internet is a place of social interaction and collaboration. As proof, consider this: 74% of all American adults use a social networking site.
who uses social networking gender age education income

When people “go online,” they are likely to do several things — research, email, etc. — but increasingly all these activities are integrated socially.
For example, someone doesn’t simply read an article. They share it, comment on it, tweet it, etc.
It naturally follows that an online strategy devoid of social sharing is missing out on the vast and viral potential of the social web.

Solution: Promote your content

Writing content is only half of content marketing.
The other half is spreading that content. Don’t expect the traffic to come flooding in after you click “publish.” Publish your content, and then promote it.
Here are some tips:
  • Add sharing buttons to your blog article.
  • Share content at the peak times for your audience’s social activity.
  • Share your article on Twitter with images.
  • Share content multiple times on every social site.
  • Keep up with your content as it circulates on social, and be sure to participate in the conversation.
  • Encourage blog authors, contributors, and team members to use their existing social networks to share the article.

2. You Aren’t Focusing on Any One Keyword or Subject

Issue: Keyword Optimization

Much of SEO is fairly common knowledge by this point. Most people are at least aware of keywords, and title tags, and have at least a vague idea of how it all works together.
But in spite of the widespread knowledge, it can be hard to strategically apply it to one’s own blog.
Keyword optimization is one such shortcoming.
Often, a blog writer starts by assembling an editorial calendar, which is basically a list of blog articles with dates. She may select these article titles based on the fact that they are interesting or perceived to be relevant to the target audience.

Solution: Research and target long tail keywords

This approach described above is misguided. Content marketing should not start with articles. It should start with research.
  • Understand your marketing persona.
  • Understand what they are searching for.
  • Understand the intent behind their queries.
  • Understand the keywords that would gain traffic from these queries.
At this point, you can come up with a list of longtail keywords.
From the list of keywords, you can develop a list of articles. Using the list of articles, you can create your editorial calendar.
Each article should use the selected longtail keyword in the 1) page title, 2) article title, and 3) one or two times in the article itself. Be sure not to stuff the article with the selected keyword.

3. It’s Boring as Heck

Issue: User Experience

I’m convinced that user experience is the sine qua non of Internet marketing. It trumps all other marketing techniques, and stands as the supreme methodology for gaining and retaining customers.
Obviously, user experience is an extremely broad subject. It effectively encompasses nearly every other aspect of digital marketing — from conversion optimization to search engine optimization.
Content marketing falls within the broad realm of user experience. When a user goes to visit your blog and read your content, what is he experiencing? Does it satisfy his needs? Does it answer his questions? Is it easy to read? Does it match his expectations?
One of the reasons why user experience in content marketing is such an issue is because Google says it is.
According to the document, the Quality Rating Guide, Google rates content based on expertise, authoritativeness, and trustworthiness. Human raters review selected content on the blog in order to refine and streamline the algorithmic formulae behind content quality grading.
Low quality content gets downgraded. High quality content gets upgraded.
Only high quality content will get the ranking improvement that will produce higher traffic levels.

Solution: Improve quality

This is why the quality of your content matters. I’ll point out a few of the issues that are considered low quality — i.e., boring.
  • It’s all about you. Content marketing should not be exclusively about your business, your products, your awesome sauce, and your employees. It should be about subjects that are relevant in the industry. For a great example of B2B content marketing for a company not tooting it’s own horn, check out TopTal’s blog.
  • No images. If your blog doesn’t have some sort of visual engagement like pictures, graphs, charts, or videos, it’s boring. Sorry.
  • Not relevant. If you are producing articles that aren’t relevant to your target audience, you lose. No one cares about content that doesn’t answer a question, solve a problem, or meet a need. For example, on the Kissmetrics blog we aren’t going to write any articles about parenting. Would it get traffic? Probably, but it doesn’t target our audience. And it would alienate our readers.
What happens when you commit these content marketing mistakes?
Your bounce rate rises, your dwell time drops, your clickthrough rate sinks. Google measures these metrics and reduces your site’s rank accordingly.
Read up on what Google views as quality content. It’ll only take 2 minutes to read, and you’ll have a good set of guidelines to follow. You can also read up on what Bing views as quality content.
The better your quality, the better your traffic.

4. Your Blog Design is Horrible

Issue: User Experience

Another user experience issue is blog design. Why does it matter? The way your blog looks, feels, and functions affects how users engage with your blog.
If the design is awful, then your users will not engage with the blog.

Solution

here are the ingredients of a great blog design:
  • Your website should be Responsive If your website is not mobile optimized, it won’t be featured in mobile search results. Use this tool to see if Google views you as mobile-friendly.
  • Feature blog snippets on your main blog page. Snippets are brief excerpts of a main article that people can skim through at a glance.
  • Make your main content prominent. Place it on the left side, where users are most likely to look first.
  • Use scrolling social buttons to encourage social sharing at any point in the article.
  • Use an 11px font or larger for the body text.
  • Use a 17-25px headline font.
  • Use a sans serif font.
  • Use a light colored background with dark colored text.
  • Use headers and short paragraphs to break up the content.
  • Use plenty of images.
  • Use headers, bullet points, short paragraphs, and easy vocabulary.
  • Include the name and possibly a brief bio of the author.
  • Provide a CTA for users to subscribe to the blog.
Improving your blog’s design can dramatically improve your blog’s quality, readability, and traffic.

Conclusion

If you want your blog to not die, you may need to make some improvements. The reasons your blog may not be getting any traffic are pretty simple. Thankfully, the solutions are relatively simple, too.
Keep in mind that traffic may be slow in coming. Content marketing isn’t a sprint; it’s a marathon. If traffic doesn’t spike overnight, don’t be dismayed.
Be patient. Give it a few months; things will improve. If not, read this article again.

How to Get at Least 500 More Google+ Followers by Next Week

How to Get at Least 500 More Google+ Followers by Next Week

Google+ is still a very important part of the social media landscape. Even though Google Authorship has disappeared, we still have Google+. Growing your presence on this social media giant is as important as ever.
I want to tell you how you can grow your Google+ following. Unlike Twitter, LinkedIn, or Facebook, there are no follow penalties or limits on how many people you can follow, or how many people can follow you. This is a recipe for major expansion.
Keep in mind that you don’t just want to grow your numbers. You want engaged followers. In this post, I’ll explain both how you can boost your numbers and increase your engagement.
Follow my instructions, and you’ll have an extra 500 followers or more by next week.

Optimize the heck out of your profile.

I know I’m starting with the boring, but I’ve got to say it. Your profile needs to look good.
There are millions of people on Google+. Your profile must stand out to people who are in your niche.
You don’t want to be yet another bland, faceless entity on Google+. You want to shape your profile into something that looks interesting. Be a person that others want to follow.
When I look at the profile of Guy Kawasaki, he looks like the kind of guy I want to put in my circles. He’s interesting, active, and has a ton of followers).
1 guy k google plus
So, go fix up your profile. Put some real pictures of your face. Add your story. Invent a tagline, and give people an interesting introduction.
If you don’t start with an optimized profile, every other tip I share with you below is going to be a waste of your time.

Follow as many people as possible.

In order to be followed, you must follow others. It’s the name of the social media game.
In social media, there are certain unwritten rules of etiquette. One such rule is the follow-back etiquette. If someone follows you, you follow them back, as long as they don’t look like some spam account. You get a pass on the follow-back etiquette if you’re a really busy person or a celebrity.
This is where a Google+ following begins. You start adding people to your circles.
Here’s how you do this.
  • Click on the people icon in the upper right.
  • You should see a list of “People to Add.”
  • Go through the list of people with whom you have some association — colleges, college buddies, neighbors, etc.
  • Add them to relevant circles. By the way, I wouldn’t worry about trying to classify everyone just perfectly. I’m all about being organized, but a tedious friend taxonomy will probably just waste your time in the long run. Don’t worry about what you call your circles. Other people can’t see your circles.
Add as many people as you want to. The more you add, the more likely they are to add you back.
If there are people who followed you, then you can follow them back. These are the “People to Add.” The other people you’ll see are “Suggestions.” Add them, too.
2 people to add
To take your following up to the next level, go to the “See more suggestions page.” This is where you can focus your following, and add a lot of people in a very limited amount of time.
Again, you want an engaged follower list, not just a bunch of numbers. You can use this page to refine your efforts. In addition, you can use the “Add all” button at the top right to add dozens or even hundreds of people at once.
3 find people
How many people should you add to your circles? As many people as you think are relevant to your niche and interests.
Here are some general rules.
Of the people you follow…
  • One quarter of the strangers not in your niche will follow you back.
  • One half of the strangers who arein your niche will follow you back.
  • Two thirds of your friends will follow you back.
Do the math, and see how many followers you can get.
Remember what I said about optimizing your profile? If you add someone to your circles, they will get notified. Then, they will go and look at your profile. If you don’t look very interesting, they won’t add you. If you do look interesting, then you’re in, and you’ve gained a follower.

Join communities.

When you add people to your circles, you’re putting your name in front of one person at a time.
That’s okay. But what if you could put your name in front of hundreds or thousands of people?
You can. It’s called communities.
4 communities button
When you join a community, you are part of a larger group of people who are engaged on a certain topic. This is another way that you can refine your level of engagement on Google+ in order to amass not just a lot of followers, but the right kind of followers.
This community, for example, has nearly 100,000 people. If I join this community, I have a good chance of widening my exposure among people who are interested in Google+ Updates.
5 google plus updates
On the communities page, Google+ suggests communities that you can be a part of.
Look for communities to join that have these characteristics:
  • Large. The definition of “large” varies according to your niche, but if it has a few hundred or thousand members, it’s probably a pretty good size.
  • Active. Each image icon tells you how many posts the group has. I’m looking for numbers in the thousands here.
  • Relevant. Only join communities that are relevant to your interests.
6 discovering communities
While you’re busy joining communities, don’t forget to allow your community memberships to show on your profile. This could give you an extra leg up to gain more exposure and more followers.
7 google plus communities

Here’s another general rule of social media. It doesn’t matter what social media platform you’re using, this is always true:
  • The more active you are, the more often you’ll appear in feeds.
  • The more often you appear in feeds, the more like you are to be seen and followed.
In other words, the more active you are, the more people will follow you.
I recommend that you post regularly on Google+. Treat it like your own personal mini blog. Be sure to keep your content style varied.
It’s easy to pop up some text, photos, a link, a video, or even an event with a single click.
8 im getting new followers
As long as you have an engaging commentary, you’ll continue to pick up a steady stream of followers. By the way, it’s best to keep your posts available to the public in order to gain as wide an exposure as possible.

Interact with what’s hot.

If you want to get right in on the Google+ action, you don’t have to guess around as to what’s popular. Like Twitter’s trending topics, you can find out exactly what’s hot.
9 google plus whats hot
To get in on the action, visit this tab and start interacting.
  • Comment on popular posts.
  • Share popular posts.

Explore hashtags, and use them.

From the “What’s Hot” tab, you can explore hashtagged posts. Type in a topic to explore what other topics are relevant. Use this list to improve your own use of hashtags.
Here’s how you can use the discover feature. Start by typing in whatever it is you’re interested in.
10 whats recommended
You can use one of the auto-suggestions, or choose your own.
Based on the hashtag that you enter, Google+ will suggest others.
11 hashtag seo
These are the hashtags that the Google+ algorithm has selected as hot and popular. In other words, these are the hashtags you need to be using in your Google+ updates.
Hashtags are a powerful way to increase your exposure and follows. Be sure to use them, plenty of them, every time you post.
For more tips on Google+ hashtags, check out Anne Smarty’s article on Social Media Examiner.

Ask for +1s on your posts.

Statistics shows that if you ask for likes, retweets, or +1s, you’ll get them. Don’t be afraid to ask for what you want.
When you post something, especially something good, ask for +1s. “Something good” might be a blog you’ve recently written or guest posted somewhere.

Watch ripples.

Ripples is one of the underused features of Google+. Most people view it as more of a curiosity than a strategy. Let me tell you how you can use Ripples to grow your followers.
First, locate a post that you think is interesting or engaging.
Then, locate the small down arrow in the upper right of the post. This produces a drop down menu. Click “View Ripples.”
12 john mueller
The Ripple display helps you know who’s sharing what, and how far their reach is. Your goal in viewing the ripples is to find those influencers, and add them to your circles.
If they follow you back, then they have a good chance of resharing content that you have on your feed. This, in turn, gives you more exposure and more follows.
Assuming the post below is on a topic in your niche, then these people may be helpful to have as influencers.
13 google ripples

Pick the best time to post.

The time you choose to post has a big impact on how many people you’ll reach.
Part of finding out the best time to post is trial and error. Your time zone, niche, and audience are all an important part of the consideration.
You can use an app called Timing+ to find out what the best time is for you.
14 timing plus

Mention influential people in your post.

If you want to hobnob with the influencers, get on their radar, and pick up some extra follows, then try this targeted technique: Tag influential people when you post an update.
Obviously, you don’t want to annoy people or spam them. But if you do have something worth saying to the right people, go ahead and say it.
As long as you are following these people, you can tag them in your post.
15 my site experienced

Link to your profile whenever and wherever you can.

You’ll pick up extra follows in all the sources where you have your Google+ profile featured. Be generous with mentioning your Google+ account.
  • Link to it in guest posts.
  • Put it in your email signature.
The more you spread your Google+ link across the web, the more people will follow you.

Conclusion

Here’s the great thing about gaining Google+ followers. The more you get, the more you’ll get. It’s like a snowball. As you amass more followers, you’ll appear in more feeds, in more circles, in more groups, and in more discussions.
If you can get things going, Google+ will eventually start to take care of itself. You should still be active, of course, but the aggressive circle-building won’t be as necessary.

Google Warnings For Adult Blogs Hosted on Blogger

Google Warnings For Adult Blogs Hosted on Blogger

Blogger Content Warning – Some readers of this blog have contacted Google because they believe this blog’s content is objectionable. In general, Google does not review nor do we endorse the content of this or any blog

Google is now warning users if they are about to visit a blog (hosted on Blogger) that may contain objectionable content (like porn and nudity).  Earlier, they would simply disable public accessto such blogs and only owners could view them.

adult blog warning
Blogger content policy does allow Blogspot blogs to host images and videos that may contain adult content but the owner is then expected to allow only private access to his blog. If that’s not the case and readers flag the blog, Google will show the following interstitial warning:
“Some readers of this blog have contacted Google because they believe this blog’s content is objectionable. In general, Google does not review nor do we endorse the content of this or any blog. “
Good move that could save some embarrassing moments especially when you are browsing at a public place. Google already provides warnings about harmful websites that may appear in Google search results.

How can I earn Rs 1 crore in one year?

How can I earn Rs 1 crore in one year?

Even below does not guarantee to make you 1 crore in a year, however you could make a lot of money in a year if you follow these steps.

Note: I am fully aware that this answer is easy to write but a lot difficult to implement in reality.

As web-designing is the only skill that you posses currently, they best way to monetize is to provide web designing services. If you live in a tier-1 or a tier-2 city then there is a good market for it. Apart from web designing you will need to incorporate the skill of selling your services.

To make it easy, I have divided the entire task into 4 sub-tasks.

The beginning(Self- Employment stage)
Month 1 - 3

Start approaching small business owners in your city who do not currently own websites. Now a days people pay up to 25K INR for a website. But as you are new, offer them a website for 15k INR.

Now making a sale here is not as easy as it sounds, usually the conversion rate is 10%. i.e if you approach 100 people 10 people will buy from you.

Our goal is to make 24 sales in the first 90 days.
To make 24 sales you will have to approach 240 people.
So each day you will have to approach at least 3 people, which is entirely doable.

Now as you are familiar with making websites you could easily design 24 websites in 3 months, which comes out to be 2 websites per week.

You sold each site for 15k out of which 3k is spent for domain name and hosting services, consider other 2k as your personal expenses.  So you made 10,000(Per website) X 24 (Sales) = 2,40,000.

Statistics for Months 1-3:

Total people approached:240
Sales:24
Profit per website:10k.
 Net Profit: 2,40,000.

Where you could go wrong :
1.You might not even start, considering this is impossible.
2.You might give up too soon after facing some rejection from people.

Month 4 - 6(Small business stage)

Now as you are well established with good number of clients you could raise your prices to 25k/website. As you have some capital in hand now its time to scale up and hire some people to help you. Also provide more quality in your websites.

Hire 2 salespeople and 2 developers(interns)

salesperson salary: 15k+5k fuel/month.
developers salary(Intern): 15k/month.

As these are full-time salespeople they can reach more clients in a day as compared to you.

Let us assume that each salesman approaches 5 clients a day.
For 90 days 1 salesman approaches 90 X 5 =450 people.
For 90 days 2 salesmen approaches 450 X 2 =900 people.

Now assuming conversion rate of 10% as considered previously, 10% of 900, i.e 90 people will buy your services.

As now there are 3 people designing websites, split up the work, i.e 90/3=30 websites per person in 90 days. i.e completing a website in 3 days which is entirely possible.

After selling a website for 25k lets say you make a profit of 20k on each site.  So you made 20,000(Per website) X 90 (Sales) = 18,000,00.

But you have salaries to be paid in this period.

sales people salary:
no of salesman X salary per month X number of months

2 X 20,000 X 3 =1,20,000.

no of Developers X salary per month X number of months

2 X 15,000 X 3 =90,000.

Net profit = 18,00,000 - 2,10,000- (other expenses(10k)) = 15,80,000.

Statistics for Months 4-6:

Total people approached:900
Sales:90
Profit per website : 20k.
 Net Profit: 15,80,000.

Where you could go wrong :
1. Hiring people(developers/salespeople) is a big challenge.
2.Hiring good salespeople and developers is another challenge.

Month 7 - 9(Scaling up)

Now as you are well established with good number of clients you could raise your prices to 35k/website. The aim now is to target clients with high annual revenue who are ready to pay decent amount to get a website. Also hire more experienced salespeople to make the sales.

Hire 4 salespeople and 5 developers(interns)

salesperson salary: 25k+5k fuel/month.
developers salary(Intern): 20k/month.

As these are full-time salespeople they can reach more clients in a day as compared to you.

Let us assume that each salesman approaches 5 clients a day.
For 90 days 1 salesman approaches 90 X 5 =450 people.
For 90 days 4 salesmen approaches 450 X 4 =1800 people.

Now assuming conversion rate of 10% as considered previously, 10% of 1800, i.e 180 people will buy your services.

As now there are total 6 people designing websites(including you), split up the work, i.e 180/6=30 websites per person in 90 days. i.e completing a website in 3 days which is entirely possible.

After selling a website for 35k lets say you make a profit of 30k on each site.  So you made 30,000(Per website) X 180 (Sales) = 54,00,000

But you have salaries to be paid in this period.

sales people salary:
no of salesman X salary per month X number of months

4X 30,000 X 3 =3,60,000

no of Developers X salary per month X number of months

5 X 20,000 X 3 =3,00,000

Net profit = 54,00,000 - 6,60,000- (other expenses(1,00,000)) = 46,40,0000.

Statistics for Months 7-9:

Total people approached:1800
Sales:180
Profit per website : 30k.
 Net Profit: 46,40,000.

Where you could go wrong :
1. Scaling up is a big challenge, you will need to manage a lot of people
2.Some people may not perform up-to their level.

Months 10-12:

Repeat steps performed in months 7-9.
Net profit for months 10-12: 46,40,000

Total net income for the entire year:
Month 1-3: 2,40,000.
Month 4-6: 15,80,000.
Month 7-9: 46,40,000.
Month 10-12: 46,40,000.

 Total income:1,11,00,000.

Other expenditure:
Lets assume you need an office space with furniture which costs 30k per month so annual cost=3,60,000.

Computers for 5 Developers cost 5 X 20,000=1,00,000.

lets consider other expenses as 40k a month=40,000 X 12= 4,80,000.

Net Income:
So net income for year- 1,11,00,000 - (1,00,000+3,60,000,4,80,000)=1,01,60,000

How should I invest Rs 1 crore in New Delhi to earn at least Rs.40-50K per month passively?

How should I invest Rs 1 crore in New Delhi to earn at least Rs.40-50K per month passively?

I have a different idea to surely double your money with lowest risk and monthly earning as well.

1. Put 80 Lakhs in two FDs which give 8-9% PA so you will earn atleast 640000/year about 53000 pm.
2. Now You have 20 Lakh Left
3. Now take two home loan against each FD. Assuming you will get 80% of FD value it will be 64 Lakh total
4. Now you have 84 lakhs in hand.
5. Buy 2 properties of around 42 lakh each which give you return of 20000/month each total 40000/month.
6. Now you have to pay 62000 emi for 20 years @10% home loan on 2 homes with earning of 40000/month
7. Your total earnings 53000 + 40000 = Rs. 93000
8. Your total expenses 62000
9. Your net earnings per month - 93000 - 62000 = 31000/pm Tax Free* Plus atleast 2 crore after 20 years (It can be 4 crore or more also if property value increases with time).

*Special Points
1. I recommend to have FD in the name of two persons one you and other some one else your wife or someone else legally fit to save tax.
2. Properties also in the name of 2 persons to gain tax benefit of 2.5 lakh for each total 5 Lakh/year,

Tweaking Points
1. I have said to invest 80 lakh in FD and keep 20 lakh for property purchase but you can do FD of whole 1 crore and negotiate easily with bank to give 90% loan against it which is 90 Lakh. And your return on FD will be 80000 then instead of 53000.
2. Some people had doubted 8% return by bank. I checked and found following banks are giving 8% or higher return - RBL Bank, Bandhan Bank, Lakshmi Villas Bank, Gruh Finance and J & K Bank.
3. In general it seems difficult to get 20000 rent on 42 lakh property. But if you really look for it there are several. The area I know where its possible is in South Delhi the residential area near by Govindpuri Metro station. You can also opt for commercial properties with high rental.

Update 1

In response to Mr. Vivek Verma's comment -"This answer makes no sense.
Why not buy 2 properties for 84 lakhs with downpayment? You get 10.5k per month as interest from the remaining 16 and 40k/month from your home. That's earnings of 50k instead of 31k."

My Answer:

Yes you can do that but you will lose lot money in long run. Because if you take a home loan it will be over in 20 years and then your monthly earnings will increase to 93000/month (Interest on Fixed Deposit Plus Rental Income) and if you don't take home loan then you will have only rental income.

Update 2

In response to Mr. Angad Katdare's comment -
"With all due respect sir, You have assumed so many things, but there are many flaws in your answer.
  1. Interest rates are decreasing, 8% fd rate cannot sustain for long. What if it reduces to 5.5 or 6% like 2004.
  2. There is a slowdown in the real estate market and tier 1 cities (New Delhi is among top 3) are worst affected by the slowdown. 1 or 2 million flats are unsold with less or no buyers available.
  3. Property rates are falling hard. I know some builders and flat owners who are offering 20-30% discount and still not getting buyers.
  4. You are assuming Tenants for all 12 months. It's not so simple to get one, let alone to find a long term one. Commercial properties are risky too but compartively less risky than homes.
  5. Fixed deposit is a value destructor.
  6. In case of properties, there are maintenance charges to be considered. It's a hassle and if the person asking the question is a retired man, it's not feasible for him.
My main point is it's NOT the safest investment.

My Answer:

Dear Angad,

Thanks for pointing out that my answer had many assumptions but they are on practical approch not on hypothetical or optimistic. For example ROI on FD 8-9%, Loan Value on FD of 80% and Rental income on 20000/month on each. I have supported my assumption with practical by refering to bank who providing the that much interest on FD and the location where that much rental income possible.

About flaws in my answer. Although I am not able to find out any flaw in my answer yet. But as I am a simple human I don't find my self a perfect. So I may be agree on that. And I thanks to you and all for your comments and other answers as well so that we can have a perfect answer with discussions on quora.

Here is point to point further answer on your comments.
  1. I agree Interest rates are decreasing and 8% FD rate cannot sustain for long but simultaneously home loan rates are also decreasing so this will not affect the overall situation in long run.
  2. Yes, there is slowdown in the real estate and its going down so its the right time to make a purchase. I am talking about the real properties where real rental income exist. The 99% of unsold 2 million flats are the result of over stock due to real estate boom in last decade. They are too overpriced and still not livable like in noida extension so its just like getting fooled to buy those properties at current situation and price.
  3. Answered in above point 2.
  4. I agree on that but if you act as active landlord with tricky tax rules information you will be able to easily adjust it in the tax payable.
  5. FD is value destructor but its safest investment option and my answer is totally meant for safe play.
  6. Maintenance Charges yes it has but if you look deeply into other options there is some charges so its just a matter of say ear will be pulled may be left or may right one. And if question asked by a retired man then my answer is not meant for them as just putting the funds in FD will give them enough with full relax.
My suggestion is to invest in FD and Properties and both are considered safest options for investment. Although it may not be a safest option for a share broker as their heart always beat for the stocks:)
